Your windows or exterior doors were written up
An inspector found glass, a sash, a frame or a door that no longer keeps weather and people out. It is the most common item on Chicago notices, and it is rarely the only one you were given.
- Do I need a permit?
- This may need a permit, depending on scope. We will tell you which.
- Who actually does it?
- Our own crews. This is work we self-perform, so the schedule is ours to keep.
- Am I unusual?
- Not at all. This is one of the items we are called out for most, and it is rarely the only thing on the notice.
What the inspector was looking at
Cracked or missing panes. Sashes rotted or painted shut. Missing locks and hardware. Doors that will not latch. Frames pulling away from the brick around them.
What happens if you leave it
Openings only get worse, and a frame that has shifted takes the masonry above it with it. What is a window item this year turns into a lintel and wall item later.
How we get it closed
- 1We count every opening the notice covers, not only the one in the inspector photo
- 2Glass, sashes, frames and hardware repaired or replaced so each one works and locks
- 3The masonry around the opening corrected where the sill or frame has moved
- 4The finished work photographed and documented for the inspector and your file
Before you start worrying about the cost
Not every window has to be replaced. A lot of what gets cited is repairable, and we will tell you honestly which is which before you spend anything.
This is almost never the only item
Chicago inspectors write up everything they can see in one visit. Fixing this and leaving the rest means the case stays open and you go to the hearing anyway. We price and clear the whole notice: our own crews on nearly all of it, licensed partners on the plumbing, heating and electrical items, and nothing left dangling for you to chase.
See how the whole thing worksUsually on the same notice
If you see any of these on yours too, that is the normal pattern rather than bad luck. They tend to share a cause.
The joints get ground out and repointed to match, so the wall stops shedding mortar and the inspector stops writing it up.
Rusting steel above your windows replaced before it lifts the brick any further. This one gets worse and more expensive every year you wait.
The masonry under your windows repaired and pitched properly, which is the cheapest way to stop water getting into the wall.
