Roof, eaves, gutters or downspouts

Water is not leaving your building the way it is supposed to. On its own this looks like a modest item. Left alone, it is the thing that writes your next masonry violation.

The short answers
Do I need a permit?
This may need a permit, depending on scope. We will tell you which.
Who actually does it?
Our own crews. This is work we self-perform, so the schedule is ours to keep.
Am I unusual?
Not at all. This is one of the items we are called out for most, and it is rarely the only thing on the notice.

What the inspector was looking at

Roof covering failing. Eaves and soffits open or rotted. Gutters detached, sagging or full. Downspouts dumping straight against the wall or the foundation.

What happens if you leave it

Every gallon that runs down your brick instead of away from it comes back as spalled masonry, a wet basement, or a stained ceiling. This is the cheapest problem on your notice today and the most expensive one to postpone.

How we get it closed

  1. 1We trace where the water is actually going, not just where the notice points
  2. 2Roof covering, eaves and soffit repaired or replaced
  3. 3Gutters and downspouts rehung and discharged well clear of the building
  4. 4The masonry the water already damaged repaired, so the same wall is not cited next year

Before you start worrying about the cost

Because we do the masonry too, we can fix the cause and the damage in one visit instead of you paying two trades to blame each other.

This is almost never the only item

Chicago inspectors write up everything they can see in one visit. Fixing this and leaving the rest means the case stays open and you go to the hearing anyway. We price and clear the whole notice: our own crews on nearly all of it, licensed partners on the plumbing, heating and electrical items, and nothing left dangling for you to chase.

Usually on the same notice

If you see any of these on yours too, that is the normal pattern rather than bad luck. They tend to share a cause.
